WHAT IS A SELLER'S AGENT

​Unlike normal estate agents a Seller’s Agent works directly with the property seller with a focus on their best interests both financially and personally. One of our main aims is to take the stress and worry out of selling your property. Apart from removing stress from the process of selling your property, one of the major benefits is that, we save you rime, energy and money. We are a free service to you the buyer. We share the sales commissions with the selling agent and only get paid once a successful sale has been achieved.

 

Unlike regular estate agents, who just list your property and wait for potential clients to come forward to buy your property if interested, we will pro-actively promote and manage the entire sales process, taking care of you at every stage.

WHAT WE DO

Firstly we start by meeting you, to understand your reasons for sale, what you hope to achieve, your timeline and budgets, your specific requirements if applicable and of course your desired sale price. We also establish the level to which you want to be involved in the sale.

 

We view your property, make recommendations, where necessary. We then agree the real sales price with you.

After the viewing, we then present our sales and marketing strategy for your property and discuss expenditure and budgets if necessary.

 

Next and unlike most estate agents we carry out a “health check’ on your official paperwork in conjunction with our specialist property Lawyer, to ensure it is in order, in force, in date, legal and appropriate. We do this to ensure that when it comes time to agreeing a sale price, your paperwork is in order and you can proceed to close the sale immediately without delay.

 

In line with the Lawyers, we help draw up the official sales contract in line with the findings of the ‘health Check’ and ensure all documents necessary for due diligence are in place and in order. By doing this, we negate any possible delays.

 

Once we have offers on your property, we approve potential buyers in terms of financial capability and legal status.

 

We will negotiate hard on your behalf to ensure the best price and terms and conditions are achieved.

 

We work with the relevant third party professionals to ensure everything is prepared correctly to go to the Notarie for completion as quickly as possible and in the correct manner thus avoiding potential delays.

 

After a successful completion, we will work with you, the seller to help you complete all necessary tasks, legal and financial obligations to hand over your property.
